At CrestCore Realty LLC., your home is our passion, and our main purpose is to partner with real estate owners (as well as our residents, vendors, and colleagues) and assist them in achieving their goals. CrestCore was started by two real estate investors who not only wanted their personal rental properties managed professionally but also wanted a real estate brokerage and property management company that would truly partner with them as they made more investments. Co-founders, Dan Butler and Douglas Skipworth, entered the residential real estate and property management business in 2001 and 2002, respectively. In 2006 they joined together and in 2009 started managing properties for others at Stephenson & Associates, Inc. In 2012, Douglas obtained his Principle Broker’s license and he and Dan then co-founded CrestCore Realty, LLC.
Dan Butler is an Affiliate Broker of CrestCore Realty as well as one of the co-founders. Dan spent the first 20 years of his career in plant operations and management with Fortune 500 manufacturing companies, mostly recently with Georgia Pacific, a subsidiary of Koch Industries.
An early entrepreneur, Dan started a lawn care business in Greenville, SC at age 14 and successfully operated it for eight years using the profits to fund his BS degree in Mechanical Engineering from Clemson University.
Dan saw the potential for real estate investment and property management, and he now personally owns 800 units and has been an active real estate investor for 15 years focusing on buying and managing single family homes, duplexes, and small multifamily apartment buildings.
Douglas Skipworth is an AR, MS, and TN-licensed Broker at CrestCore Realty LLC. Prior to founding CrestCore, Douglas served as the President of Valuation Management Systems, Inc., an information technology consulting
company focused exclusively on real estate professionals in the residential sector. Douglas started his career in Nashville, working as a commercial loan officer for First Tennessee Bank and as a senior accountant at Ernst & Young LLP. He also spent two years working in New York City for Ernst & Young LLP.
Douglas received his Bachelor degree from Vanderbilt University, his Masters in Accountancy from Belmont University, and is a TN-licensed Certified Public Accountant as well as a Charter Financial Analyst charter holder.
Since CrestCore’s founding in 2012, it has grown by leaps and bounds. CrestCore currently manages 2,500+ properties for 400+ clients throughout Memphis, TN and the greater Mid-South Area. Approximately, one third of CrestCore’s clients are from Memphis, another third are East and West Coast-based US investors, and the remaining third are international investors primarily from Australia, New Zealand, and Israel.
Software & Systems
In order to manage all of the owner’s assets, CrestCore utilizes RealPage’s Propertyware property management software platform to administer the day-to-day operations of the business and the properties. Propertyware is the most robust solution available in the marketplace, and provides real-time access to leasing, collections, maintenance, and accounting data for owners and residents alike. For example, all service requests submitted by the residents are shared with the owners immediately through the Propertyware Owner’s Portal and CrestCore uploads before and after photos to the portal to confirm that the work was completed as approved. Owner’s are always able to set parameters on maintenance and can be very interactive and hands on by setting approved spending limits per work order etc. If work were to exceed the pre-determined amount, we will always be in communication and gain approval from owner prior to completing any work. With our constant communication as well as this innovative software we utilize, the ability for Owner’s to have access to their own portal and follow the status of their assets as well as their incomes and expenses is a tool that really keeps them in the loop and has proven to be very successful.
Another thing that CrestCore has rolled out to be more in tune with the customer’s as well as the tenant’s needs are our two divisions, Client Services and Resident Services. These 2 departments consist of 25+ employees who work tirelessly to provide all owners and residents with a personal and great experience. The employees work in Leasing, Collections, Maintenance, Accounting, and Customer Service. In addition, CrestCore has 8 licensed real estate agents who serve as full-time leasing agents.
CrestCore also uses independent contractors to complete all repair and maintenance work. One of the independent contractors is owned by the CrestCore principals and has approximately 40 maintenance employees. This allows us to keep maintenance in-house and repair issues in a timely manner.
CrestCore also has a full-service real estate brokerage that offers buyer and seller brokerage services to investors which really makes us a one-stop shop for any needs an investor may have.
